Certainly. You can buy real estate with a housing loan in Northern Cyprus. Loans you get from the bank are in two different types, fixed interest rate housing loan, and variable interest rate housing loan. You can borrow up to 240 months and up to 80% of the value given by the appraiser. If the appraised value of the house is higher, then you can borrow up to 100% of the selling price.

Procedures and Limits

Foreign investors in Northern Cyprus can purchase one house, land up to 1 donum (1138 square meters), or up to 5 donums of land with only one house on it. There is no limit to the number of properties that companies can purchase. Therefore, you can establish a company in Northern Cyprus to own more real estate. It should also be noted that foreign nationals have the right to purchase only one detached vacant land, one detached land with a house on it, or a plot of land with a site-style settlement. There is no right to purchase or build another house.

It is not mandatory to open a bank account in Northern Cyprus. You can make payments or installments by bank transfer if you prefer. However, we recommend that you open a bank account for ease of payment. To open a bank account in Northern Cyprus, you must have a residential address in Northern Cyprus.

Foreign nationals who want to purchase real estate in Cyprus must apply to the Ministry of Interior and obtain the approval of the Council of Ministers after the security checks conducted by the Ministry. This process usually takes between 2 to 6 months.

Certainly. Foreign nationals who invest in Northern Cyprus can transfer their registered real estate to first and second degree relatives, sell it to another foreigner, or use it as collateral. However, the transferee must be over 18 years old.

The laws do not allow foreign investors to purchase or lease immovable property in military zones. You should check if the property you plan to buy is at least 300 meters away from military areas.
